Timeline: What to Expect

Let's talk timelines. This isn't a weekend DIY job for most folks, especially if you're moving plumbing or electrical. From your first call to the final wipe-down, here's a rough idea:

  • Initial Consultation & Design: This could be a week or two. You'll meet with me or another contractor, we'll talk about your vision, measure up, look at options for vanities, countertops, sinks, and faucets. We'll discuss your budget and what's realistic.

  • Material Selection & Ordering: This is where things can vary wildly. If you pick something off the shelf at a big box store, you might get it in a few days. But if you're going for a custom vanity, a specific quartz countertop, or a unique vessel sink, you could be looking at 4-8 weeks, sometimes more. Specialty items always take longer. Don't rush this part; you want to love what you pick.

  • Permits (If Needed): Most vanity and sink replacements don't require a permit unless you're significantly altering the plumbing layout or moving walls. But if you are, add another 2-4 weeks for the city of Lancaster to review and approve things. I'll always let you know if a permit is necessary.

  • Installation: Once everything's on site and ready to go, the actual installation usually takes 1-3 days. This includes demo of the old vanity, any rough-in plumbing or electrical adjustments, installing the new vanity cabinet, countertop, sink, faucet, and making all the final connections. If there's tile work involved, like a new backsplash, that adds a bit more time.

So, from start to finish, you're probably looking at anywhere from 6-12 weeks for a smooth project. Don't let anyone tell you it'll be done next week unless you're just swapping out a faucet.

Preparing for the Project

Once we've got a plan and a start date, there are a few things you can do to make the process easier for everyone:

  • Clear the Area: Empty out the old vanity completely. Remove everything from the countertop, inside the cabinets, and any wall decor nearby. We need a clear workspace.

  • Protect Your Home: While we'll always take precautions, it helps if you cover nearby furniture or flooring in the hallway leading to the bathroom. Dust gets everywhere, even with our best efforts. Lay down some old sheets or drop cloths.

  • Pets & Kids: For safety and efficiency, it's best to keep pets and small children out of the work area. Demo can be loud, and there will be tools and debris around. If you've got a dog, maybe plan for them to hang out in the backyard or a different part of the house for a bit.

  • Access: Make sure there's a clear path from your front door to the bathroom. We'll be bringing in new materials and taking out old ones.

  • Know Your Shut-Offs: It's always a good idea for you to know where your main water shut-off valve is, just in case. I'll be using the local shut-offs under the sink, but sometimes things happen.

What to Ask Before Signing a Contract

This is crucial. You're investing your hard-earned money, so you need to feel confident in who you're hiring. Don't be shy about asking questions. Here are some I'd expect you to ask me:

  • Are you licensed and insured? Don't even consider working with someone who isn't. In California, contractors need to be licensed. Ask for proof of both. My license number is always available, and I carry full liability insurance.

  • What's included in the price? Get a detailed breakdown. Does it include demo, removal of old materials, the new vanity, countertop, sink, faucet, installation, and any necessary plumbing or electrical work? What about painting or patching drywall around the new vanity? Make sure there are no surprises.

  • What's the payment schedule? A reputable contractor won't ask for 100% upfront. Typically, there's an initial deposit to secure materials and schedule the job, then progress payments, and a final payment upon completion and your satisfaction.

  • Who will be doing the work? Will it be your crew, or do you subcontract any parts of the job (like plumbing or electrical)? If so, are those subcontractors also licensed and insured?

  • How do you handle changes or unexpected issues? Sometimes, we open up a wall and find something unexpected, like old, corroded pipes or dry rot from a previous leak – especially common in some of the older homes around the Casa Grande or El Dorado neighborhoods. We'll discuss how we communicate these issues and get your approval for any additional costs before proceeding.

  • What kind of warranty do you offer on your work? I stand by my craftsmanship. You should know what's covered and for how long.

  • Can you provide references? Any good contractor should be happy to give you names and numbers of previous clients. Call them! Ask about their experience, communication, and if they'd hire them again.
