You're inviting someone into your home, trusting them with a big chunk of change and a critical part of your house. You need to make sure they're the real deal, don't you?

What to Ask Before They Even Quote

You've got to vet these folks before you even get to the numbers. Here are some questions I'd hit them with right off the bat:

  • Can you provide proof of current licensing and insurance? (Seriously, get copies. Don't just take their word for it.)
  • How long have you been in business under this name? (A long history can be a good sign, but it's not everything.)
  • Can I see a portfolio of your recent bathroom remodels? (Photos, addresses if possible, maybe even a quick chat with a past client.)
  • Who will be doing the actual work? Your employees or subcontractors? (If subs, how do you vet them? Are they licensed and insured too?)
  • What's your typical project timeline for a bathroom remodel like mine? (They should have a good idea, even if it's an estimate.)
  • How do you handle changes or unexpected issues during the project? (Things happen. You want to know they have a process.)
  • What kind of warranty do you offer on your work? (Standard is usually a year, but ask.)

These questions aren't about trying to trip them up. They're about understanding their process and making sure they're professional. A good contractor won't mind answering them.

Decoding the Quote: What to Look For

So, you've got a few quotes in hand. Don't just look at the bottom line. That's a rookie mistake. A good quote should be detailed, not just a single number. Here's what I expect to see:

  • Clear Scope of Work: This should list everything they're doing. Demolition, plumbing, electrical, tile work, painting, fixture installation – every single step. If it's not listed, it's probably not included.
  • Material Specifications: Don't let them just say 'new tile.' It should specify the type of tile, brand, size, and even grout color. The same goes for the vanity, toilet, shower fixtures, etc. This prevents misunderstandings later.
  • Payment Schedule: How much upfront? How much at various milestones? When's the final payment due? A reputable contractor won't ask for 50% or more upfront, especially for smaller projects. Here in California, there are rules about down payments; usually, it's 10% or $1,000, whichever is less, for residential projects.
  • Allowances vs. Fixed Costs: Sometimes they'll put an 'allowance' for things like light fixtures or a vanity. That means they've budgeted a certain amount, and if you pick something more expensive, you pay the difference. Make sure you understand what's an allowance and what's a fixed cost.
  • Exclusions: What's NOT included? This is just as important as what is.
  • Permits: Who's responsible for pulling them? For most bathroom remodels, especially if you're moving plumbing or electrical, you'll need permits from the City of Lancaster. Make sure the contractor handles this.

If a quote is just a couple of lines and a total, toss it. It's not worth your time.

Red Flags You Can't Ignore

I've seen enough to know when something's off. Here are some big red flags:

  • Cash-only deals: This is a massive red flag. It usually means they're trying to avoid taxes, and if they're willing to cut corners there, where else are they cutting them? Plus, you'll have no paper trail if something goes wrong.
